Viewings
are organised between you, the seller, and the potential buyer.
When someone is interested in your property they email you with
their contact details so you can arrange a time.
To manage viewings it would be best to have a diary and take note
of each potential buyers name, address and number.
Preparations Before Viewings
It is only common sense to prepare your property
before viewing as first impressions are crucial. They will make
a decision about the property as soon as they walk through the
door.
Points to remember
- Make sure house is tidy
- Make sure property smells nice and remove pets
- Know how much rates are
- Know how much average bills are
- Have a route through your property planned
- Have all doors shut so you can lead the viewers
- Have a print out of property details
- Prepare a list of all positive things about the house ie near
schools, shops etc.
- Realise the negative points about the house and prepare a
positive comment about them ie an ugly car port is great for
storage. A plain back garden is great for the kids to run play
in during the summer
Showing Them Around The Property
Show the key rooms first and then at the end
bring them back to these rooms so they leave with them fresh in
their minds
Always lead the viewers through the property. You enter the room
first and mention all the positive details. If the room is too
small for everyone, let them enter and you stand outside and point
out the positive points.
Gather Information About Potential Buyers
During the viewing try and gather as much information
about them as possible.
Are they a first time buyer
Are they in a property chain. If so, how many are in the chain.
Do they have a mortgage organised.
By gathering together this information
you will be able to determine who to sell to if you get several
offers
